Luxury property managers often face a range of insightful questions from high-end property owners. Below, we address some of the most common queries we hear, along with answers that reflect the concierge-level service, legal nuances, and confidentiality expected in the luxury market:


•       How often do you inspect the property?

Answer: We schedule routine inspections at least quarterly and before/after any tenant turnover. This ensures any maintenance issues are caught early without intruding on tenant privacy. In California and most jurisdictions, we also provide proper notice before any visit, respecting tenants’ legal rights to privacy and quiet enjoyment. (Insight: Even experienced owners are sometimes surprised that, regardless of a home’s price tag, you can’t drop in unannounced—tenant rights and local laws still apply!


•       How do you handle VIP tenant requests and concierge services?

In many high-profile deals, NDAs are a given – sometimes transactions are done via representatives so that even brokers don’t know the client’s identity. We train all staff to follow strict confidentiality protocols (no photos, no name-dropping) to ensure that celebrities or high-net-worth individuals feel secure. (Insight: You might be surprised that we often arrange services under code names or via LLCs to shield our clients’ privacy.)


•       How do you manage maintenance or emergencies in a luxury home?

Answer: We maintain a 24-hour emergency line and have a roster of specialized technicians on call. We also coordinate with insurers to make sure the property has appropriate coverage (high-value home insurance, umbrella liability policies, etc.). In Southern California, for instance, we advise on earthquake insurance and any HOA rules in gated communities. Owners often ask about eviction or tenant issues—while rare with a well-screened luxury tenant, we’re prepared to navigate local laws (which can be complex even for multi-million-dollar rentals) and always aim for conflict resolution that protects the property’s reputation.

Even seasoned investors may not realize how customized our approach can be. For example, we might tailor staffing to an owner’s lifestyle, employing a part-time estate manager or arranging specialty services as part of property management.
