A Homeowner's Guide to Protecting Your Property Before the Next Big Storm.

Southern California may be famous for sunshine, but when strong winter storms arrive, our coastal communities can face serious challenges. Heavy rainfall, flash flooding, mudslides, fallen trees, roof leaks, and power outages can create expensive problems for homeowners.

During El Niño conditions, Southern California can experience an increased likelihood of wetter winters, although not every El Niño brings above-average rainfall. Preparing your home before storm season is one of the smartest investments you can make.

At Coastal Vacation Estates, we have managed luxury properties throughout the South Bay for more than 20 years. We know that a little preparation can prevent thousands of dollars in damage.

1. PROTECT YOUR HOME BEFORE THE RAIN ARRIVES

Inspect your roof for damaged tiles, flashing, and leaks. Clean gutters and downspouts. Clear exterior drains, especially near garages, patios, and lower-level rooms. Inspect window and door seals, balconies, decks, landscaping, retaining walls, and hillsides. Test sump pumps and move valuable furnishings away from vulnerable areas.

2. CONSIDER BUYING A SMALL GENERATOR

A portable battery power station can keep phones, routers, and essential electronics operating during outages. A properly sized fuel-powered generator may power selected appliances, refrigeration, or sump pumps. Fuel-powered generators must operate outdoors at least 20 feet from doors, windows, and vents. Never operate one inside a home or garage. Use a professionally installed transfer switch for household electrical connections.

3. EMERGENCY SHOPPING CHECKLIST

Food and water: One gallon of water per person per day, three to seven days of nonperishable food, a manual can opener, and pet supplies.

Lighting and power: LED lanterns, flashlights, batteries, phone power banks, an emergency radio, and a portable battery station or generator.

Home protection: Sandbags or flood barriers, waterproof tarps, duct tape, towels, and water-removal equipment.

Personal safety: First-aid supplies, essential medications, waterproof documents, cash, rain jackets, sturdy shoes, and working carbon monoxide detectors.

4. SPECIAL CONCERNS FOR COASTAL HOMES

Manhattan Beach and Hermosa Beach: Watch for drainage problems, low-lying garages, and wind-driven rain.

Redondo Beach and Marina del Rey: Prepare for localized flooding, high surf, strong winds, and high tides.

Palos Verdes: Watch for hillside instability, erosion, and retaining-wall movement.

Luxury oceanfront properties: Inspect sliding doors, balcony waterproofing, deck drains, and exposed roof areas.

5. WHEN A MAJOR STORM IS FORECAST

Secure outdoor furniture, charge devices, clear drains, position flood barriers, move vehicles away from flood-prone areas, test backup equipment, and follow National Weather Service and Los Angeles County emergency alerts. Obey evacuation orders promptly.

6. REVIEW YOUR INSURANCE

Standard homeowners insurance typically excludes flood damage. Review whether separate flood coverage is appropriate, document valuable belongings, and keep an updated property inventory.

PROTECTING YOUR HOME IS PROTECTING YOUR INVESTMENT

A few hours of preparation can prevent costly repairs and protect your home and belongings. At Coastal Vacation Estates, protecting our clients' properties is an essential part of what we do.

Don't wait for the next major storm. Prepare now.
